[comp.windows.open-look] Terminal emulation question

I don't know if this is the right place for my question, but I'm desperate.

I need to logon to another machine (running VMS on our DECnet) from my
SPARC 1+ workstation console (SUNOS 4.1 on ethernet) and then run a graphic
program RS/1 (what bad combinations :-( ).  The VMS machine doesn't recognize
sun terminals, but do support regis and vt220.  Our version of RS/1 doesn't
support X.  The solution I have right now is to run the program from an xterm
window, which is recognized as a vt100 terminal by my VMS machine and TEK4010
graphic terminal by RS/1.  Apart from the fact that TEK4010 is black and write,
and doesn't overwrite, I have to toggle between the vtmode and tekmode window.

Does any expert out there in netland know a better solution besides emulating
xterm?  I also heard that SUN will come up with a REGIS terminal emulator
in the near future, is it true?

What is the difference between "xterm" and "psterm -t xterm".  The latter
didn't work when I logon to my VMS machine.

One last question, how do I display gif files on my workstation.
