[comp.windows.ms] Problems with com3 in 386 mode

I am having problems using the terminal program with my modem, which I
have installed as com3, when using Windows 3.0 in 386 Enhanced mode.
As soon as I start Terminal I get a dialog box with the message
"com3 is being used by a DOS application.  Do you want to assign it to
Windows?  [Yes] [No]"  This comes up even though I have no DOS applications
running.  If I say "yes", it then says "com2 is busy, try com1?".  Saying
yes to this results in com1 being used.  If I then go in to the Settings/
Communications dialog box and try to use com3, the same things happen again.
Also, when I exit Windows, I cannot access the modem at all.  I have
to do a hard reset to get the modem back to life.

The kicker is that when I run in real mode, everything works fine.  In
fact I am typing this using Terminal.

Any ideas?
