Both are designed for teaching. MINIX is currently system call compatible with V7 UNIX, but is rapidly becoming conformant to the IEEE POSIX standard and ANSI C standard. I am not sure whether Xinu is moving in that direction. MINIX currently runs on the IBM PC, AT, 386, PS/2, Atari, Amiga, and Macintosh. The latter two are not yet available, but will be within a few months. A port to the SPARC is well underway. There is a very large newsgroup for MINIX, comp.os.minix, with about 16,000 readers worldwide, who collectively have produced more than 8000 messages and tons of software in the past 3 years. To the average user, MINIX is indistinguishable from UNIX except that it is much smaller, the full sources are available, and there is a book that describes how it works inside in gory detail. If you want to get the MINIX information sheet, send me email. The sheet contains the list of clones, video boards, disks etc. on which MINIX has been tested. The list is very long.
