[misc.invest] Renting vs. Owning

tbg@apollo.uucp (Tom Gross) (10/15/86)

I agree with all the reasons given for the advantages of
OWNING your own house. I'm not sure (so please, I beg of
you, if I'm wrong FORGIVE ME; I'm just writing this while
I wait for my microcode to come out of the oven), but
I don't think anyone has yet pointed out the BIGGEST advantage
of owning vs. renting, and that is:

--> You are not likely to get evicted from your OWN house.

Yeah, yeah, I know, there's eminent domain and all that, but
in that case the government usually gives you more than a
month to find a new place to live.

My wife and I were "evicted" from the LAST apartment my wife and
will ever rent, because the owner of the unit decided he wanted
a place to live, and so our lease was not renewed on 30 days
notice. I don't care if it costs 10 times as much to own a house,
I would rather own my own house than rent just for the added
security of controlling my own "lease".

I was waiting for a bigger rebuttal to the original article, since
there wasn't one, I'll have a go at it.

-If you own your own home the landlord can not walk in any time he
   or she pleases.
-There are no limitations for water beds and pets.
-Usually the storage space in a house is greater.
-If you leave in state that has winter you can control your own heat,
insulation and so forth. You can decide which method of heating you
want. ( At my apartment complex there is two temperatures too cold
and too hot. I often have to open windows just to get a comfortable
   room temperature.)
-Some apartments have no facilities for laundry. Sure is nice to have
   one's own washer and dryer.
-If you leave in an apartment you probably move more often. ( In the
   past 4 years I've moved 3 times!)
-What about the educational value of taking out a loan, fixing up the
   house, and so forth.
-You can have a garage to put your cars in or what ever.
-You can have rooms set aside for different purposes, like work shop,
   sewing room, large kitchen ......
-If you leaved in an apartment, would you be more likely to eat out ?
Thus your savings would be diminished.
-Buying a house is like having a forced savings account. How much would
you really save if you were leaving in an apartment.
-You can play your stereo louder. ( If that appeals to you )
-Your neighbors party upstairs will not bother you any more.

It seems that unless you were a hermit, had scrooge like abilities
to save or invest your money that the benefits of owning a house far
out way the benefits of renting.

Can anybody add any thing to these statements ?
