People are more prone to want to go out looking when the weather turns nice. Plus, this is when the new conbstruction starts are at their greatest. This may seem somewhat nebulous, but there is one very real reason for selling then: People with school kids want to move during summer break, in order to be in the new house in time for the start of school in the fall. To close by the end of August, you need to be on the market in June, and perhaps May, especially if the sale of your house is going to be contingent on the buyer selling their house. (Their buyer may also want to be in for the next school year.) Conversely, buying a house can be very good in the early winter, especially around Christmas, which is a very dead time of year. Prices are lowest then, but you'll have to contend with less choice, too. Bob Schleicher' ihuxk!rs55611
