[net.consumers] Effect of a garbage dump on local house values.

     Sorry about posting to so many groups. It was not obvious to me
what the appropriate groups were.
     A Madison developer is trying to build a 50 acre sanitary landfill
(ie a garbage dump) within 1/3 of a mile of a residential area. The
local community is concerned about this for a number of reasons,
including the adverse effects such a dump will have on the value of
their houses. I am looking for information on this. Does anybody on the
net have information that describes (in terms of $ or % decrease in
value) what happens to house prices in an existing neighborhood when a
dump is built so close. Surely this is not the first time some developer
has tried something like this. I require references or some other form
of reliable documentation. Hearsay is not much good as the information
will be used in negotiations with the developer to try to recover some
of the lost value.
